PAYMENT
Guests shall pay the Security deposit and Rental rate, in the form of a personal check, postal money order, or credit card over the phone.

Guests must sign and return the following Credit Card Authorization in order to use a credit card as a method of payment.
I understand and consent to the use of the credit card provided without original signature on the charge slip, that a photocopy or fax of this agreement will serve as an original, and that this Credit Card Authorization cannot be revoked and will not terminate until 90 days after leased premises are vacated.

FINAL PAYMENT
Final payment is due 30 days before check-in. Once recieved, you will be mailed a welcome packet that includes travel directions to Locke Lake Getaway and the key to access the house.
If a personal check is returned for non-sufficient funds, you will be charged the amount levied by the bank for NSF charges.
RENTAL SECURITY DEPOSIT
A security deposit of $200 for weekend rentals and $400 weeklong rentals is required upfront to hold your reservation and rental dates are not officially reserved until recieved.
The deposit will be mailed to you within ten (10) days of your departure if all of the following provisions are met:
| No damage is done to the home or its contents. |
| There are no items missing from the premises |
| No early check-in or late checkout. |
| Pets were not brought on premises without prior approval. |
| Home has not been smoked in. |
| Rental key and passes returned |
| All trash is brought outside and put in the garbage bins provided. |
| All dishes are washed and put away in the cabinets. |
| All windows and doors locked. |
| Heat turned down to 55 degrees at time of departure in the winter and 50 degrees in the summer. |
Landlord cannot be held liable for personal items left behind, lost or stolen. In the event that an item is left behind and found, landlord will notify the guest. With the guest’s approval, landlord will deduct shipping costs from their security deposit to return the item.
Within 14 days of the Guest vacating the premises, Landlord shall furnish Guest a written statement indicating any amounts deducted, as permitted by law, and returning the balance to the Guest.
CANCELLATIONS
In the event that the Guest cancels, and does so at least 60 days before check-in, all money is returned. After that date the security deposit is forfeited.
| No credit will be given for shortened stays due to late arrival or early departure for any reason. |
| No cancelations due to the weather. |
| Upon arrival there will be no refund for any reason. |

CHECK IN/OUT
Check-in time is no earlier than 3 pm EST. There is only a 5 hour window to completely clean, disinfect and set up for the next guests. Please respect this work schedule and do not arrive early.
Checkout time is no later than 10 am EST the day you are scheduled to leave. We must be able to enter the home at 10 a.m. If you do not vacate the premises on time, you will be charged for one (1) additional nights stay.
GUEST RESPONSIBILITIES
Guest must be 21 years of age to rent this home. Proof must be provided in the form of a driver’s license. By signing this rental contract Guest is agreeing to be held in full responsibility for the care of premises being rented to Guest in his/her name.
OCCUPANTS
The home has a maximum occupancy of eight (8) guests. Guests who exceed the occupancy limit and falsify occupancy information at the time of reservation are subject to eviction.
HOUSE PARTIES
House parties are strictly prohibited and grounds for immediate eviction.
ILLEGAL SUBSTANCES
Illegal substances are strictly prohibited and grounds for immediate eviction.
WILDLIFE
There is an abundance of wildlife in the area. Guests are to respect nature and take care to guard themselves and their guests as appropriate
HOUSEKEEPING
When you arrive, the home will be clean and set up with linens and as a courtesy we have included the following list of supplies to accommodate the appropriate amount of guests:
Bath towels, hand towels, wash clothes, paper towels, and napkins
Dishwasher soap, hand soap, toilet paper, laundry soap and softener
ASSOCIATION GUIDLINES
We are members of a lake association. As our guest, you must follow the rules posted on the association signs. The shared beaches are for swimming and picnicking only. Trash barrels are provided; please clean up. Launching the kayak or canoe needs to be done at the boat ramp.
SMOKING
This is a non-smoking home. You are permitted to smoke outdoors on the deck. Butts are to be disposed of properly and not left anywhere on the property. Any violation of the smoking policy will incur a $50.00 fine and if additional cleaning is necessary to remove smoke odors from the house and/or linens, costs will be subtracted from your deposit.
WHIRLPOOL TUB
The whirlpool tub is provided for the enjoyment of adult guests. Keep children away from the tub unless there is constant adult supervision.
We supply games and activities for our guests, however some games have small pieces or parts and are not suitable for young children, i.e. toddlers and infants, who may put things in their mouths. Do not allow young children to play unsupervised with games.
FIREPLACE
The fireplace is available to guests. Please follow the instructions and guidelines included in your welcome packet.
PHONE POLICY
Telephone service is local and emergency only. Please use a calling card or cell phone.
SEPTIC SYSTEM
Please remember that anything that goes down the drain goes right into the ground and is absorbed by the environment. DO NOT USE LIQUID PLUMBER OR THESE TYPES OF PRODUCTS. These products stay in the sewer system and pollute the ground beneath the home.

LIABILITY
Guest accepts the Premises in its present condition and will, at the end of the occupancy, leave the Premises in the same condition (except for reasonable wear and tear). Tenant shall bear the risk of loss or damage to any item of personal property of Tenant or any guest of Tenant while such personal property is in or about the Premises. Owner/Agent shall in no way be liable for any damage or injury to Tenant or to any other person(s), including Tenant’s agents, guests or invitees occurring in or about the Premises. Owner/Agent shall also not be responsible or liable for any damage or injury to Tenant or other person(s) or property caused by water, leakage of water, gas, broken or damaged pipes or Act of God or any act of negligence of the Locke Lake Colony Homeowners Association.
HOLDING OVER POLICY
Guest agrees that occupancy of the premises beyond the ending date and time shall be considered a trespass. Guest acknowledges their status as a Guest within the meaning of the innkeeper statute, subject to removal at the end of the term agreed upon herein. Nothing herein contained shall be construed to create a tenancy within the meaning of RSA Chapter 540.
POSSESSION POLICY
If premises cannot be delivered to Guest on the agreed date due to loss, total or partial destruction of the premises, Landlord may terminate this agreement upon written notice to Guest. It is acknowledged that either party shall have no liability to each other except that all sums paid to Landlord will be immediately refunded to Guest.
ENTIRE RENTAL CONTACT
This rental contract contains the entire contract of the parties, and there are no other promises or conditions in any other agreement whether oral or written. Guest acknowledges that Guest has read and understood this agreement. Guest certifies that guest is at least 21 years of age and held in full responsibility for the care of premise being rented to guest in his/her name and accepts full responsibility for damages or extra cleaning chanrges, should they be discovered during or after departure.
